We have noted the withdrawal of a planning application for 300 new dwellings on land west of Coupe Lane at Old Tupton, Chesterfield.

This application had been with North East Derbyshire District Council since 2017 and CPRE Derbyshire objected to the original proposal.  The withdrawal of the application came shortly after the Council adopted its new Local Plan at the end of November 2021 which outlines how development should progress in the district in the next 15 years.

The site was not earmarked for development in the emerging local plan, however, the delays in the Council formerly adopting the Local Plan led to this speculative application.  Now that the district has an adopted plan in place, it is hoped that applications of this nature will be limited.   This outcome clearly demonstrates the importance of our Councils’ having adopted local plans in place as these set out the long-term development strategy for an area and are an important way for the public to be involved in shaping the future of the places where they live. We (CPRE Derbyshire) are keen to work constructively with the government and local authorities to ensure that all Councils’ have an up-to-date Local Plan by the end of 2023 as required by the government.
