Matlock Wolds Appeal Dismissed

All credit to the Wolds Action Group for their success in August 2025 getting an appeal dismissed for 423 houses on the green slopes north of Matlock.
CPRE Derbyshire has objected over many years to these proposals. The Wolds is a very special landscape and we had grave concerns about the potential impact of a development on the grounds of landscape character, flood risk and sustainability.

Despite the site being controversially allocated for housing in the Local Plan, when an application was made for outline planning permission, we were delighted when it was initially refused by Derbyshire Dales District Council.
The developer went on to appeal and the council voted not to defend their decision, leaving the local campaign group to oppose the development alone as a Rule Six party.

As well as our formal objections, CPRE Derbyshire was able to advise the group from our past experience on whether to seek Rule Six status and we spoke against the development at appeal.
